Housing is one of the special ad categories, which means a number of the targeting tools you may have seen elsewhere are restricted or unavailable, and mistakes can mean rejected ads or a restricted account. It is also a channel with real uses for a property management firm: reminding owners who visited your site, building recognition in a town before owners need a manager and promoting available homes. This page explains where Meta fits, where it does not and how we keep the work inside fair housing principles.
Ground rules
Platform policy
Ads that market rental housing belong in the housing special ad category. Where it is unclear whether a particular ad counts, such as one that promotes a management service to owners, we ask the platform's policy pages and lean toward declaring. A rejected ad costs less than a restricted account.
Fair housing
We never aim, exclude or write copy that favors or discourages people by race, color, religion, sex, family status, disability, national origin or any other class protected where you operate. Local and state laws can add more classes than federal law does.
Language matters
Phrases about who would be an ideal tenant or neighborhood can violate fair housing rules even when meant kindly. We describe features, location and terms, and have you check unusual wording with a qualified attorney.

Honest fit
Search ads catch an owner at the moment of need. Someone types "property management near me" and is ready to talk. Social ads work differently: they put your firm in front of people who were not looking. That is useful when the audience is small and the decision slow, but it also means most impressions will reach people who are not landlords at all. A property management company's addressable audience is limited to owners and board members in a defined area, and under housing rules the tools for narrowing toward that group are restricted.
For that reason we rarely recommend Meta as the first paid channel for a property management company. Search, a strong Google Business Profile and visible reviews usually produce more directly. Meta becomes worthwhile once those are running and you want to follow up with people who have already shown interest, or when you have rental homes to fill and want to reach local searchers who have not found your site. It can also be valuable for building familiarity in a town you plan to grow in, since owners often ask a neighbor or a friend before they ask Google.

Creative
Owner-focused
A single image and a few lines on a typical owner concern, such as not knowing what is happening at the property while living somewhere else. The ad points to a page that explains your reporting and your owner portal.
Trust
Short video of the person who answers the phone at your property management office, the maintenance coordinator and the leasing agent. Owners hire people, and a face lowers the wall.
Clarity
A mock owner statement, with fake numbers clearly marked as sample, helps an owner see what reporting looks like before they sign anything.
Resident goodwill
A friendly note about renewals or a seasonal maintenance reminder can strengthen your reputation among people who talk about your firm to landlord friends.
Vacancy
Photos of the actual home, the real terms and a clear application route. Keep copy about the property and its features, and avoid any description of the kind of person you would prefer.
Social proof
Quote a review in your own words only with permission, and link to the full profile. Never invent testimonials or edit them to say something the reviewer did not.
Lead forms and follow-up
Either a native form inside the platform, which is quick but collects looser leads, or a page on your site that explains the agreement and invites a call. For owners, the page usually produces better conversations, though it loses some submissions.
Name, phone, the city and how many properties are enough to start. Longer forms may screen better, but lead forms and housing rules both reward simplicity.
Social leads cool fast and people often do not remember filling out the form. A call or text within a short window, with a clear opening like the name of the firm and what they asked about, makes the call feel expected.
Mark which leads were real owners, which were renters and which were wrong numbers. This is the only way to see whether Meta is worth the money, and the reason we ask for it.
If after a fair test the leads are mostly the wrong people, the answer may be to shift budget back to search and reviews. Being willing to say that is part of the service.

Limits
Meta will not make a property management firm's phone ring with qualified owners overnight, and we will not tell you it will. The audience that cares about hiring a manager is small, and the platform cannot select it with confidence under housing rules. Ads do not repair weak reviews, a confusing fee explanation or a slow callback. They can make a good operation more visible, and they can help you stay in front of people who already looked at you. They will not replace the work of ranking for owner searches or earning reviews from owners you serve.
We also do not target or exclude people by any protected class, we do not copy-paste housing ads between markets without rechecking the rules and we do not make claims about rent, occupancy or time to lease that you cannot support. If a proposed ad could reasonably be read as steering, we rewrite it. When your counsel or the platform's reviewers say no, that is the answer.

Housing ad questions
Management starts at $895 a month for one platform, and $1,595 a month when it runs next to Google Ads. Ad spend is separate and paid to the platform. There is no setup fee and no contract, so a small test costs little to start and is easy to end.
Ads for rental listings do. Ads that promote a property management service to owners are less clear, so we check the platform's current policy and tend to declare the category when in doubt. Declaring limits some targeting but protects the account.
Not in a precise way. Interest and job-title style targeting is limited in the housing category, and no list of landlords exists that we would trust. We reach owners with local awareness, retargeting your own site visitors and creative that speaks to ownership.
No. Excluding or favoring any group can violate fair housing laws and platform policy. We do not set up ads that do this, and we will say so if a request would.
For most firms, no. Search shows your ad to someone typing a property management search. Meta helps with recognition and follow-up. We usually start with search and add social once there is something to retarget.
We would keep them apart. The audiences, goals and rules differ, and mixing them makes results hard to read. Separate campaigns keep owner numbers clean.
Only with clear permission, and reviews should be quoted accurately and sourced. We will not use images of people who did not agree, and we avoid anything that could expose a resident's home or details.
